1216 Annex stands as our most recent infill project, where our goal was to maximize density while blending commercial and residential elements. Situated on a compact corner lot, adjacent to an underutilized existing commercial building, this three-story structure now comprises seven multifamily and live/work units. Addressing the challenge of a steep elevation change, we strategically stepped the footings and slabs on the first floor. An elevated slab was poured between the second and third floors to minimize sound transfer between the units.
